Welcome to Harbor Watch on Lake Norman in Statesville NC!  This community is located on the upper end of Lake Norman on the main channel of the Catawba River.  Centrally located between Hickory, Statesville and Mooresville and with easy access to I-40.  You will love the large wooded lots and privacy between homes.  Most of the interior lots range from .75 to over 3 acres!  Waterfront lots range from .5  to over an acre.  As you drive around this neighborhood, you will get the sense you are in the mountains with rolling hills and mature wooded landscape.

To get to Harbor Watch on Lake Norman in Statesville NC, take Exit 42 – Troutman- off of I-77 and go north on 21 through town, past the Food Lion.  Take a left on Old Mountain Road to the next light then L on Buffalo Shoals Rd for about 3 miles.  Left on Laurel Cove and the Harbor Watch will be on your right.  You will see the beautifully landscaped front entrance and gate house.

SCHOOLS:

Living in Statesville NC offers many options for education from public schools, to private options to Higher Education.  Public Schools options with depend on the where you live.  You can visit the Iredell- Statesville Schools Website for school assignments and more information about the school district.  If private schools are what you are searching for, you will find many options such as Statesville Montessori, Cornerstone Christian, Southview Christian Academy and Statesville Christian.  There is also the American Renaissance School in downtown Statesville for grades K-8.  Higher Education options include Mitchell Community College and Gardner Webb University.  Click this link for common questions about enrollment in NC Public Schools.

 

FUN THINGS TO DO:

Statesville is full of activities that will please any age or interest.  Every year you will enjoy the sites and tastes at the Carolina Balloonfest, the Crossroads Pumpkinfest, the annual Christmas Parade or the summer “Friday after Five” Concert series.  Take a visit to the Fort Dobbs Historic Civil War Site or take the kids to Zootastic for a fun fill day with the animals.  You might like to take the downtown guided tour of historic sites or join in on the annual “Amazing Race” sponsored by the Statesville Chamber of Commerce.  Come out for the downtown Art Crawls or take a day visiting one of the local NASCAR Race shops.  If you love horses, a drive out the Love Valley (our very own western town in the Piedmont) and take some horse riding lessons or watch a real rodeo.  You can drive to Troutman for the annual Iredell County Fair or watch the annual Independence Day Parade and Fireworks. Let’s not forget that NC has lots of vineyards in this area and a must see is Daveste Vineyards in Troutman.  A great day of wine tasting and good music!

If enjoying a day on the lake, cruise south below the Hwy 150 bridge and explore Queens Landing for the day.  Enjoy mini golf, outside entertainment, the piano bar and don’t miss the annual 4th of July fireworks.  Check out one of the local waterfront restaurants on Lake Norman and enjoy a fabulous lunch. Find one of the local sandbars and hang for the day or just spend the day skiing, tubing and swimming.  It’s a great place to play for the day!

Located just a few miles away is the Lake Norman State Park where you can enjoy camping, hiking, bike riding through miles of trails, swimming and much more.

OTHER IMPORTANT AMENITIES:

In every city or town you choose to live, some things you must have access to are good hospitals and other resources such as a library and recreational facilities.  Living in Statesville NC will give you many choices when it comes to your health and family.  Statesville is home to Iredell Memorial Hospital and Davis Regional Medical Center and is only a short distance from Lake Norman Regional Medical, Carolinas Medical Center, Presbyterian Hospital and specialty medical facilities such as the Lavine Children’s Hospital and Wake Forest Medical Center.

Statesville has a beautiful library close to downtown and offers recreational facilities for families at the Statesville Fitness and Activity Center, the YMCA, the Boys and Girls Club, ZX Fitness, All American Fitness, Total Fitness and more.

2013 is going to be a great year in Iredell County and the Lake Norman Region.

harborwatch islands (2)2013 is going to be a great year!  We keep hearing this over and over but is it really true?  Let’s take a look at why we are hearing this in the Lake Norman area in North Carolina. The market area that I want to talk about are the towns of Mooresville, Statesville, Troutman, Cornelius and Davidson areas.  Iredell county is changing and the smell of recovery is in the air. 

For the last couple of years, I have been saying that we were going to come to a time that the housing inventory is depleted and with no new construction, buyers would struggle to find homes.  Well….that time has arrived in full force.  the Lake Norman area was booming in 2007 with new homes and communities popping up everywhere, huge homes priced over $500,000 were the norm, builders were fat with inventory and there weren’t signs of it slowing down, but oh  how it did slow down. 

Today, new home communities sit deserted, there’s limited new construction inventory and banks001 (141) are still holding a tight rein on funds but this area is not to be held down!  As of December 2012, Mooresville has less than4 months of housing inventory and buyers are sitting around wondering what happened.  In just a very short period of time, we have flipped from a buyers market to a hot sellers market.  Now, don’t get me wrong, sellers still need to price their homes for the current market to be competitive but of they are even in the ball park, the homes are getting offers quickly.  Buyers are getting outbid in many cases causing a sense of urgency in their buying patterns.  Foreclosures and short sales are diminishing and new construction cannot keep up with current demand, creating a building frenzy.  

This is such great news for our area and I foresee a quick rebound to better days.  New homes mean new jobs, both of which we have been missing in the last 4 years.  On the downside, the appraisals are still being based off the sales of the last 6 months and in the cases of bidding wars on homes where the buyers are willing to pay a little more to get the home, the appraisal may still come in short.  We are going to see a period of lag with the sale prices format least another 3 to 4 months until the current sale prices catch up.  Buyers are coming to the table with money to get their homes and that eventually will help drive the prices up. 

Here is a recent trend chart showing the change in inventory and sales over the last two years.  This chart shows homes in Mooresville from. $100,000 to $300,000 but the chart is almost identical for the $300,000 to $1,000,000 range.  Take a look:

STATESVILLE is still showing about 9 months of inventory but the trend is the same.  A sellers market is on the way there too.  Buyers, you may have missed the opportunity to "steal" a house but there are still some great prices out there for you.  Don’t overlook new construction either.  With a three to four month build time and builders offering over 3000 s.f for around $225,000, it is hard to pass up. What to know before purchasing a Manufactured Home in Statesville NC.

As the market continues to improve, prices have still remained steady and rates have continued to fall.  The word on the street is that a 30 year fixed could go as low as 3%.  Crazy huh?  I am still seeing a hole in the market though for homes under $125,000.  Many of the homes in this price range need a good amount of work or just hard to find.  I always coach my clients to be prepared with their current pre-qualification letter and to be ready to MAKE that decision.  It is a large purchase to make but hesitation may lose you the home you a great deal.  Lately, I have seen some great deals on Manufactured homes and that is what I wanted to talk about today.

 

I have sold many Manufactured homes, some in great condition and some in really bad condition but most at very good prices.  Here is what you need to know before purchasing a Manufactured Home in Statesville NC or Iredell County.

120 DoubleTree, Statesville, NCFor many, there is a confusion between a Manufactured Home (single or double wide) and a Modular Home.  Let’s take a look at the difference and talk about how this choice may affect you.

Manufactured Home (Single or Double wide):  A manufactured home is very common in Iredell county whether it is a single wide or a double wide.  Often referred to as a “trailer” or “mobile home”, this type of home is built in a factory on a steel frame and transported to it’s destination.  This steel frame in permanently attached to the home.  The homes are built to Federal Building Codes or HUD codes and not the local building codes.  Each home will have a metal plate affixed to the front left that has the serial number and other important information and is not to be removed.  When the home is delivered to the site, often in 2 pieces, it will be placed either on a permanent foundation (the best option) or it may be just skirted in and left to be mobile.    These homes are usually less expensive to purchase but tend to not increase in value as much as a site built home or modular home.

Modular Homes:  Modular homes are also built in a factory but are not classified the same as manufactured homes.  As a buyer, you need to be aware of the difference here.  There are two different types of Modular home and if it is important your Realtor finds out which type you may be looking at.  Often times, this difference could mean not getting your loan.

On Frame Modular: With an On-Frame Modular, the home is similar to Manufactured and brought out on a steel frame.  The construction is usually higher quality and often times, you will see a steeper roof pitch.  You will not find the HUD label on the exterior but you will find that the steel frame will remain under the home and will most likely always be on a permanent foundation.

Off Frame Modular:  An Off-Frame Modular home will be built in the factory and trucked out in sections and then assembled right on site by local workers.  Very much like building a home on site except that the frame in able to be built in a dry environment.  The sections are then put together on a slab, crawl space or even a basement foundation.  These  homes are very difficult to distinguish from “stick built” homes and in some cases, the fact that it is a modular may not be known to some Real Estate Agents.  Be sure to check the tax records.

Purchasing a Manufactured Home:  There are a few very important things to consider when purchasing a manufactured home that many buyers are not aware of and I want to explain in detail.

  • Financing: A big mistake home buyers make is assuming that all financing is created equal.  Not so.  If you are considering a Manufactured Home, you need to let your lender know right up front so that they can tailor your loan to fit a Manufactured Home.  Not all loan programs will allow for manufactured homes and often times will require a larger down payment.  FHA loans allow manufactured homes but under strict guidelines (we will talk about that in a minute), USDA Guaranteed Loans do not allow used Manufactured Homes (only new)  but the USDA Direct program does, VA does allow manufactured as well as many private lenders such as Vanderbilt Mortgage or 21 Century Mortgage.  You will also need to know the in most cases, lenders will view an On Frame Modular the same as a manufactured home so be sure you know the difference and not be surprised just before closing.  Most of the time, banks will look at Off Frame Modular the same as stick built homes but ALWAYS be sure to ask before you place an offer. Your manufactured home will also need to have a permanent foundation and be taxed as real property and not personal property to qualify for most financing.  Have your Realtor check the tax records to confirm the status.
  • Inspections: When purchasing a Manufactured home, always be sure to have a home inspection done.  If you are getting a loan that goes by FHA guidelines, the foundation will need to be inspected by a licensed professional engineer and obtain a certification letter stating it passes FHA guidelines for Manufactured home foundations. This will include hurricane clips, wrapped columns, plastic sealing and more.  If the home does not pass inspection, it must be brought up to specs in order to obtain financing, often at the cost of the seller.
  • Repairs:  As with stick built homes, the home must be in good condition and must pass certain minimum standards for financing.  If the home has broken windows, major rot, electrical issues or plumbing issues,  your lender may require those items to be fixed before you can obtain financing.  You can ask the seller in most cases but with foreclosed manufactured homes, that may not be an option.  If the bank will not make repairs, you may not be able to purchase that home.  One way around that is to look in to the FHA 203K renovation loans.  These are available on Manufactured homes and are a good way to get the home in top shape and have it all financed into one loan.  Always do your homework before purchasing a fixer upper.

Purchasing a manufactured home in today’s market can be a great buy, especially for first time home buyers and investors.  With the prices of manufactured homes at an all time low, you can pick up a pretty good deal for under $50,000 and do minimal work to get it in shape.  Owning your own home and paying less than area rent….
