Welcome to Harbor Watch on Lake Norman in Statesville NC!  This community is located on the upper end of Lake Norman on the main channel of the Catawba River.  Centrally located between Hickory, Statesville and Mooresville and with easy access to I-40.  You will love the large wooded lots and privacy between homes.  Most of the interior lots range from .75 to over 3 acres!  Waterfront lots range from .5  to over an acre.  As you drive around this neighborhood, you will get the sense you are in the mountains with rolling hills and mature wooded landscape.

To get to Harbor Watch on Lake Norman in Statesville NC, take Exit 42 – Troutman- off of I-77 and go north on 21 through town, past the Food Lion.  Take a left on Old Mountain Road to the next light then L on Buffalo Shoals Rd for about 3 miles.  Left on Laurel Cove and the Harbor Watch will be on your right.  You will see the beautifully landscaped front entrance and gate house.

Statesville is full of activities that will please any age or interest.  Every year you will enjoy the sites and tastes at the Carolina Balloonfest, the Crossroads Pumpkinfest, the annual Christmas Parade or the summer “Friday after Five” Concert series.  Take a visit to the Fort Dobbs Historic Civil War Site or take the kids to Zootastic for a fun fill day with the animals.  You might like to take the downtown guided tour of historic sites or join in on the annual “Amazing Race” sponsored by the Statesville Chamber of Commerce.  Come out for the downtown Art Crawls or take a day visiting one of the local NASCAR Race shops.  If you love horses, a drive out the Love Valley (our very own western town in the Piedmont) and take some horse riding lessons or watch a real rodeo.  You can drive to Troutman for the annual Iredell County Fair or watch the annual Independence Day Parade and Fireworks. Let’s not forget that NC has lots of vineyards in this area and a must see is Daveste Vineyards in Troutman.  A great day of wine tasting and good music!

If enjoying a day on the lake, cruise south below the Hwy 150 bridge and explore Queens Landing for the day.  Enjoy mini golf, outside entertainment, the piano bar and don’t miss the annual 4th of July fireworks.  Check out one of the local waterfront restaurants on Lake Norman and enjoy a fabulous lunch. Find one of the local sandbars and hang for the day or just spend the day skiing, tubing and swimming.  It’s a great place to play for the day!

Located just a few miles away is the Lake Norman State Park where you can enjoy camping, hiking, bike riding through miles of trails, swimming and much more.


In every city or town you choose to live, some things you must have access to are good hospitals and other resources such as a library and recreational facilities.  Living in Statesville NC will give you many choices when it comes to your health and family.  Statesville is home to Iredell Memorial Hospital and Davis Regional Medical Center and is only a short distance from Lake Norman Regional Medical, Carolinas Medical Center, Presbyterian Hospital and specialty medical facilities such as the Lavine Children’s Hospital and Wake Forest Medical Center.

What does it mean when a property is Pending on my Statesville NC Home Search?

Recently I was asked about  the “status” of a property that was for sale in Statesville NCand what “pending” meant and it dawned on me that most buyers do not know the real estate lingo for the different stages a property may be in and what those stages mean so I thought I would pass that information along to you.  The status may have a different name and meaning in different states so be sure to check with a local agent.  The following are for the state of North Carolina.

Home is listed on the MLS:

The MLS is the local Multiple Listing Service that Real Estate Agents subscribe to that allows them to put the property details on a database that is managed by the local Realtor Association.  Our local Association is the Charlotte Regional Realtors Association.  This listing has all the details that the public will see plus additional information that only a licensed real estate agent subscribing to that MLS will have access to.  This information is agent to agent information or even agent to their office information.  The public information is the information that is picked up by other real estate sites you may use such as Realtor.com, Zillow, Trulia and others.


The home is available for sale.  Be sure your agent makes a call to the listing agent prior to looking at the home to determine if offers have come in or if they are currently in the middle of negotiations of an offer.  This is good information to have before you fall in love with a home.


This status is used when the seller has accepted an offer on the property but the buyer still has to do all their inspections.  In NC, buyers have a due diligence period that is agreed upon on the contract to do all their “homework” such as home inspection, termite inspection, survey, check on zoning, make sure they can get financing, get the appraisal back and so forth…..During this period, the buyer has the right to terminate the contract for ANY reason or NO reason.  After this date, the buyer is agreeing to go forward with contract and purchase the home.  There is a due diligence feethat may be negotiated in the offer that goes directly to the seller and in non-refundable unless the seller breaches the contract.  This fee is credited to the buyer at closing.  The seller may choose to still allow showings for backup offers during this time.


This status is used when a seller accepts an offer “contingent” on the buyer selling another property first.  The buyer already owns a home that has to be sold first in order to close on the new home.  The seller and buyer agree upon a certain amount of time for the home to be sold and if not sold, the seller may terminate and put the house “active” again.  The seller may also continue to show the property and take other offers on the home.  If an acceptable offer comes in, the buyer may be given a number of day to move forward and purchase the property by a certain date or terminate so that the seller can accept the other offer.  Hope


This status means all conditions and contingencies have been cleared and the home is ready to close.  The attorney will complete their title work and prepare the HUD for review and closing.  A cash deal may go directly to pending status if the buyer chooses to waive all inspections but there may still be a due diligence period in the contract.

Keep in mind that a property is not SOLD until the deed is recorded!  ANY deal can fall through at anytime prior to that and may come back on the market.  If you are having trouble finding a home in the current inventory, ask your Realtor to check the contingent sales and conditional sales.  There may be one there that you may take a chance on.  There may also be  homes that are “temporarily off the market”, “expired” or “withdrawn” that the seller may still be willing to sell but just took a break from having their home listed.  Your Realtor can look through all these listings to find potential homes to fit your needs.

I have many homes listed in the Statesville NCarea and I receive calls all the time on properties that are already under contract.  Some buyers search sites that may not have the status updated yet and it still shows as an active listing, only to find out it is under contract or even sold already.  To save yourself some headaches, make sure the site you are using is updated frequently.


It has been an amazing year in Real Estate in Statesville NC


I know you have heard the news and read the papers that the Real Estate market stinks!  Home sales are down, inventory is high, Realtors are starving, foreclosures are taking over…….Blah, Blah, Blah………..

Well, let me correct a few things for you about the Statesville area that may put a smile on your face.  Don’t forget, all real estate is local and listening to the national news will not give you a true picture of Iredell County and the Statesville area.  I am actually having my best year ever in Real Estate and 2010 was my second best year.  Now, granted, I have only been in the business since 2005 and have not really experienced “a good market” but the fact is that I am still here and thriving!

We had a recent training by a representative from the Iredell County Tax office and Steve Irving shared some facts and figures with us that may come as a surprise to you.  You can view the slide show on their website but here are the highlights.

Iredell County is reassessed every 4 years to equalize property values and with the amount of foreclosures on the market, you would think our values would have come back much lower in January than 4 years previous – but you may be pleasantly surprised to learn that there has been very little change.

The 2011 Valuation showed an AVERAGE decrease of approximately 1.5% (all types of property) and only 1.92% for Single Family Homes. The big loser here was manufactured homes at a decrease of 15.67%.  Here is the the big surprise…..Only 1% of all sales were foreclosures!



Although lot sales were down and new home construction was almost non existent, there were some bright spots.  Rural land sales greater than 1 acre were up due to Farmer to Farmer Sales (let’s keep those farms going!) AND our overall average assessed value in relation to 2010 sales value was at 98.7%.  Pretty good job Iredell County.  Now I know property values can tend to be a sore spot for many people but it is not an easy job to do and you do have the right for an appeal of your value but overall, the values are pretty darn close to reflect the current market.

This was the most recent report from the Charlotte Regional Realtor’s Association for the week ended August 6th that shows New listings decreased, inventory decreased and pending sales increased for the Charlotte Region.

So……. Cheer up!  Things are not as bad as they may seem.  I will keep you posted on more good news in our fabulous County – so stay tuned.
