Working with Real Estate AgentsWorking with a Real Estate Agent

  As I was showing homes this weekend to potential home buyers, I was reminded that new home buyers may not understand the benefits of working with a “Buyers Agent” so I thought I would touch on that a bit.

If you have been driving around search for a home and calling the Listing Agent off the sign to show you the home, consider this:  That agent has a signed agreement with the seller to represent them in the sale of their home.  They DO NOT represent you.  If you look at these homes with the listing agent and reveal personal information to them, they have an obligation to inform their sellers.  This will work against you should you decide to buy the home.

You could sign a buyers agency agreement with the Listing Agent but in this case, the listing agent will represent both sides (called Dual Agency) and is limited in the negotiations.

Your best solution:  Find a good Buyers Agent to represent you.  Preferable one with the ABR designation (Accredited Buyers Representative).  This agent will represent you (and only you) all the way through the transaction and will negotiate on your behalf to get you the best possible price.  Your agent can get you into every home listed on the local Multiple Listing Service and can provide you with helpful information to make your home purchase a stress free process. 

Don’t forget that every agent should have you sign the Working With Real Estate agents Brochure at first substantial contact.
