Statesville NC Local Real Estate Market Update for January 2009

 
2008 was a tough year!  No doubt about it- for sellers that is!  For buyers, it was a fantastic time to buy and it is getting even better in 2009.  In Statesville NC, we have had our ups and our downs and I would like to share with some of the most recent local data for the Real Estate Market provided by a variety of sources.
 
1st, lets look at 3rd quarter data for Iredell County.  Keep in mind that these figures include the Lake Norman Area.  The following date was provided by the Carolina Multiple Listing Service, INC.  TA recent report shows our unemployment rate has increased from 5.4% to 6.8% in the 3rd quarter.  The average Price of a home was $295,000 (up from the 2nd quarter and forecast to increase in the 4th quarter).  The number of homes on the market and the number of homes sold decreased for the third quarter.  The number of new homes built fell sharply and is forecast to fall even more in the 4th quarter.  Average days on the market rose to 141 from 103 in the 2nd quarter.
 
The Statesville area average price of home is around $160,000 with average days on the market being 150 and the % of Asking Price averaging 95.1%.
 
For January, Iredell County (excluding Lake Norman area) had 52 closed home sales, with a median closed price of $132,000.  The Lake Norman area had 29 closed sales with a median of $293,350.
